Thinking Big

When we purchased the property that was to become 181 Fremont, the Transit Center was still in the planning stages and the height limit for this property was capped at 350 feet.

As plans for the Transit Center moved forward, we assumed that the city would need to increase height limits to generate enough capital to fund other neighborhood public improvements. It turns out we were right, as we ended up with entitlements for a 700-foot tower.

With its exceptional location directly adjacent to the new Transit Center, 181 Fremont is a mix of luxury condominiums and Class A office space leased to Facebook. Its 684,000 square feet spans 54 floors, many of which boast stunning views of the city, bridges, and bay, and includes five levels of below-grade parking. A sky bridge connects the building to the five-acre City Park atop the Transit Center. Resident owners also have access to a fitness center, lounge, meeting space, and a partially enclosed balcony on all four sides of the 37th Floor.

Each of 181 Fremont’s exterior glass panels is tilted at a specific angle to more efficiently reduce solar gain, helping the building reach its goal of LEED Gold certification for entitlement. Following its sale and construction, 181 Fremont went on to achieve LEED Platinum and was named one of San Francisco’s top 10 towers of the 21st century.
